I will hopefully be able to actually bill for some work today.  One of the attorneys has been out since the beginning of last week, so the one remaining attorney on our team has to work on all the cases, so turn around time has decreased to a snails pace.  It looks like I have hardly done any work this month if I look at what I've been billing  :censored:

The house I made an offer on a few months ago, that ended up becoming a cash only property, has been re-listed.  I just got the e-mail alert.  It is still cash only, and I still don't have $200,000 cash.  Bummer.  It is a house in a decent neighborhood that needs a lot of work, but it is on a huge lot.

Just found out that I DON'T have to go to an all-day employment law symposium tomorrow, and for that I am grateful.  I get my updated documents, without having to go, which is great.  My co-workers are still all about all the peace, love, and happiness of the new ARRA legislation, and it was hard enough last year to bite my tongue for 8 flipping hours.

62 today for a high.  In two or three days, expected high is 38.  Woohoo.

CR, sorry to hear about the house.  Hang in there, I am sure something will come up for you.  I just bought my first house this year.  Took a LONG time to get there, alot of saving and sacrifice, but it was worth it.  I don't doubt you will find something soon.  How's your ankle?

Snow flurries outside my window......it was 60 here 48 hours ago.... :thatsright:  Weather guy said this morning "that late Thursday through Saturday is going to be a 'winter weather event'.....rain, sleet, snow ...with unknown amounts."   :o :o :o

And yet, another MRI today. This one is of my pancreas, gall bladder & liver. :(  After that, I need to go get a rear transmission seal replaced and pick up a new phone for my Magic Jack.

It is suppose to rain again today.  I thought I would enjoy the break from the sunshine, every day is like the day before but now I am sick of the rain.  I just don't think I can be happy no matter what as long as I live here.   :p

I am being lazy today.  I am sitting on my bed watching TV, doing laundry (not doing laundry WHILE sitting on my bed  :p ) and eating Iced Oatmeal cookies (Mother's brand).

Nope, I had an offer in a few months ago with my realtor going back and forth with them for almost a month, before they finally came out and said that it was cash only.  Maybe it is for the best because it really would need a lot of work, but the main parts of the house are very livable.  Que sera sera.

This MRI was a lot better than the couple. The machine was a little larger in circumference and not as deep as the other. All in all, a more pleasant experience sans prescription drugs to abate the claustrophobia. We'll see what the read is at a later date.

I never understood that "cash only" business.  What does it matter if it comes from an individual or a bank?

Foreclosures are sold "as is". When it's "cash only"....it's because the condition of the property is such that a mortgage cannot be obtained.

Saying it's cash only....saves everyone time and avoids an effort in futility.

CR....have you tried to see if it will qualify for a FannieMae HomePath mortgage? Or a rehab loan? A rehab loan usually requires a pretty large downpayment. I have never had anyone do a HomePath, but I think you can get the info about it on FannieMae's website.

I would be a bit suspicious about the cash only offers.

A new wrinkle has come up in home buying lately in my area.  At least 3 reports in the local news of people buying homes with cash only to find weeks after they moved in the family became very ill.

After doing all the regular checks for carbon monoxide and lead paint unfortunately it was discovered that someone living in that house had made Meth.   The fumes had invaded the walls and flooring. 

Naturally walls ,flooring, rugs, had to be destroyed.   The cost to make the place livable is about 1/3 of the selling price.

This is a problem for landlords as well. and really being kept secrete as the cost to clean up a house or apartment after a police raid is astronomical.

In the old days it was difficult to sell a home or rent out an apartment where there had been a crime scene or suicide. Today is a whole new ball game with what does or does not have to be disclosed to the buyer.

One landlord in a near by town went Ape S**t when one of his renters was arrested for manufacturing drugs in her kitchen.   The woman was 70 freaking years old. When her address was printed in the paper the landlord and the reality groups tried to get the local papers not to print addresses as it would take a few months for people to forget that the apartment with its fumes could kill  or at the least make seriously ill the new renters. 

A retired Lady I know was renting just below that apartment and I asked if anyone had checked the air quality in adjacent apartments.   She was confused as she and the other seniors had no knowledge of manufacturing drugs or the consequences to others.

A savvy buyer with children would do well to inquire about the history of the past home owners or renters, even down to police reports on the neighbors.

This is not the world I grew up in.  15 years ago when I bought my new home I lucked out as it was May and I could keep my windows open to vent the chemical fumes  for 4 months from the wall to wall carpets and what ever else the chemical were in.

Follow your nose, if you smell something odd or a very strong smell of bleach or Pine Sol make sure you find out why the smell is there.

To be really bazaar, I wonder it anyone ever bought John Wayne Gaseys home.?

Cash only is when the condition of the house is such that a mortgage company will not lend any money on it.

Specific issues which can cause a house to be "cash only" - electrical, foundation, sewer-septic-well, structural defects, specific plumbing, excessive deterioration of the property. If all the bathroom fixtures have been removed....no mortgage until they are replaced. Unsafe wiring? Same thing.

Many foreclosures are cash only because the homeowner has trashed the house so badly, a lender won't give any money on it. Also the lender isn't going to spend the money to repair it prior to selling, so it's sold "as is". Therefore, it's a cash only sale. This also reduces the liability for the seller.

Once a new owner makes the repairs....or a certain percentage of the repairs...they are able to get the house qualified for a mortgage.

As Realtors, we are required to take a certain amount of Continuing Education for license renewal. One of the classes available is a Meth Awareness seminar. I took it about  4 years ago. Scary stuff.

Though I do look for signs of it when I go into a house for the first time, it's often difficult to tell. If a house is full trash and/or animal waste(sometimes I know it's human!)....being able to detect a strange odor from meth cooking is the last thing I'm going to notice! There are specific things we try to look for....but unless the stuff is sitting right out there...it's difficult to know.

My understanding for this house is that the reason that it is cash only because it has no heat.  The heater was disconnected at some point.  Also, a few rooms were built without permits, but they were unnecessary for actually living there. 

Honestly, most of the houses in my price-range, which is admitted pretty low, seem to be cash only right now.  I wonder if it is even worth looking for a house until my income goes up.  Or, they are tiny, tiny houses in poor condition.  If I'm buying a fixer-upper, I want a good sized one  :tongue:

No heat will do it....and if anything has been done without permits and it is known that it was done without permits...it's going to be tough to get a mortgage.

Find a foreclosure that qualifies for HomePath financing. If you are working with an agent....they should be able to find them. When I get a foreclosure that will qualify, the bank usually lets me know when I put it on the market.

More and more foreclosures are coming on the market that will qualify....it just may take you some time. Also try looking for "estate" properties. Usually the heirs are pretty negotiable....the sooner the house sells...the sooner they can split up the monies left.

Look at "short sales"....those are the ones that the homeowner is trying sell before the bank forecloses. They are usually in better condition.

Find an agent that is willing to take the time to not only work with you....but work for you. I have written ridiculous offers on properties....they don't work very often....but everyonce in a while they do! I figure it's always worth a try....I don't make any money by not writing one.
Just hand over the chocolate...back away slowly...far away....and you won't get hurt....
