After the expected spike in existing home sales last month, I quoted legendary basketball coach John Wooden:

"Never mistake activity for achievement."

It is worth repeating this month.

First, it is important to remember that existing home sales are largely irrelevant for the economy. What matters for the economy are new home sales, housing starts and residential investment. And there has been little improvement in these key indicators.

This really shows up on the following graph:

This graph shows existing home sales (left axis) through October, and new home sales (right axis) through September.

The initial gap was caused by the flood of distressed sales. This kept existing home sales elevated, and depressed new home sales since builders couldn't compete with the low prices of all the foreclosed properties.

The recent spike in existing home sales was due primarily to the first time homebuyer tax credit.

But what matters for the economy - and jobs - is new home sales, and new home sales are still very low because of huge overhang of existing home inventory and rental properties.

Second, normally a decline in inventory and the months-of-supply would be considered a positive for the existing home market, however much of the apparent recent improvement in months-of-supply is related to the artificial - and likely short lived - boost in activity.

We don't have that, much as you wish it were so. We have a growing housing bubble. We continue to lose jobs. The rich get richer by the day, in partt as a result of using bailout money to bail out the "Too Big To Fails".

So yeah - I am right.

Unemployment in my state dropped two months in a row and is 2% below the national average.

Unemployment dropped in 13 states last month.

...and all that is Bad Bad Bad news according to the Sad Sacks.

There is a brand of socks I use for my diabetes, that again is made in the US.

I have to Admit Frank, I am getting all worn out with this home owership crock in todays world.

I owned other homes only to have a place to raise the kids.  Had I not have had children I would have been content to live in a tent with someone I cared about.

Today with just Hubby and I , taxes going sky high and facing the cost to replace our appliances and furninace, the idea of renting is at this time in my life looking better and better.

When the numbers are mashed, for the cost of just a roof over our head we could be living in an apartment in a complex with a comunity swiming pool, a weight and work out room.  Close enough to town for transit system to get down town to shop.

I never thought I would ever get to this point in life, willing and eager to down size, rent and let a landlord spend his money to fix or replace major items at their expense.

The cost to upkeep a home and the grounds around it are for me worth i with kids,, but, when the nest becomes empty, that big old house you are struggling to maintain becomes super quiet, no kids laughter or crys, no knockes at the door by children wanting your kids to come out and play, when the life you may have spent half your life ends, it is time to move on.

The kids are gone but you hold onto the money pit just in case the grandkids need a place to go.
Why I ask, the grand children have parents of their own.  The children you raised are now adults, it is up to them to care for their children.   If they cannot for some reason unless they are in a coma, or dead, it matters not what you do to help, life is full of surprises and most are not good.

The older one gets the harder it is to change a life style, all the old  "What if's " come into play.

I mentioned to Hubby that when our dogs die we should sell the house and relocate to down town.
He does not take me seriously, to him comming off the streets in an Irish neighborhood with 7 kids in the family and parents never had a pot to pees in or a window to throw it out, buying his first house was an affermation of his success.

To me going back to renting means money saved, no yard work and we can sell that ride on lawn mower.   Less energy costs as heating a small apartment would more then half our heating bills from a home with 2 empty bedrooms.

  If we get evicted due to nothing we did, we can just grab our stuff and get another apartment with none of the tramma that people get when they leave a beloved home due to bank recall.

I just don't know if owning at this point is realistic for us.   Any ideas folks.?

It all depends upon personal values, of course.

On one hand, the important hand, home ownership contributes to stability of a society, and for that, one must be grateful that so many have, or aspire, to it.

As for myself, there's been this idea since the parents died, that all in this time and place is only "rentable," not "buyable," an idea that decades ago turned franksolich into a luftsmansch, one of these ephermal indistinct wandering people who lives on water and air.

But that's just me.

I'm happy that hardly anyone else is like me, because their being the opposite of franksolich adds much stability and equilibrium to this time and place, and for that, I thank them.
