So if I understand the extension of the rent moratorium by the CDC, it was because of

President Biden’s request for a moratorium because they said a lacked of legal authority from a SC decision, but they did it based on the emergence of the delta variant raging in the country covering about 80% of US counties, and 90% of the US population for two months

After two months this expires, so one would think this should be enough time for Congress to legislate something so we don’t run into this problem again in two months

2. I think it's time

For the foreclosure and rent safety nets to end. It’s been a year, those that own the apartment buildings and rental stock need to stop losing money- and if you are a homeowner at this point, and know you can’t afford to continue to pay for the home, it’s time to sell and find a less expensive place to live.

All these programs are doing at this point is preventing the free market from working, and leaving less housing stock available for others to move into.

I guess if you are going to extend it one more time, you should make it contingent on getting vaccinated. No vaccine, no Foreclosure assistance.


The last one started out making some sense, then BOOM ... they just can't help themselves.  I mean look at that post.  He's saying if you need the assistance and you know you can't afford it then you need to sell and find you something you can afford.  Makes sense, right?  Then BOOM!  UNLESS YOU GO GET THE SHOT!!  I guess if you go get the shot maybe you should sell the house you can't afford and buy one that costs even more?

Serious question: What could be legislated that would solve "this problem??" Are they looking for FREE RENT for life? Seems to me that if you owe $$$, then you have to eventually pay that $$$ to the people to whom it's owed. And--wasn't that what the COVIDBUCKS and enhanced UC was for?

Even if they don't have mortgages there are far more expenses.  We own several rent homes and our expenses include;

HOA Dues - $50/month (at present)
Taxes - $80/month (average and at present)
Insurance - $75/month (average and at present)
Maintenance - $75/month (as a yearly average with or w/out tenants)

That alone is $280/month/house.  It would be cheaper for me to keep a renter out of one if they couldn't be evicted, but at that point I would still have to leave the electricity on, which would run me another $75/month, but I wouldn't have to put up with a renter wanting extra repairs for things like water heaters or a leaking faucet/stuck garbage disposal, etc.

We have no mortgage on any of our rentals, but they get expensive even without it.

NONE of this is even coming close to those who are scamming the system and there are a BUNCH of them.  Even one guy on DU was pointing out how his neighbors who used to be friends of his, and he had vouched for getting into the rental, didn't lose their job, refused to pay rent for the last year and a half, and now are about to move out leaving the landlord with no way to collect anything. 

From what I've read, most of the states are requiring the renter and the landlord to fill out documentation of the facts to get the federal funds to pay the property owner.  This creates a problem when you have someone who is scamming the system and won't fill out the paperwork so the landlord can't get paid.

FREE MONEY ALL AROUND! Except for the landowner.

why stop at housing?  how about if you aren't vaccinated, then you can't buy food, or gas for your car, or even see a doctor.  Why not go all in DUmmies?

We've been really fortunate with our renters through the years.  In 20 years we've only had to formally evict 3.  When the C-19 crap came out we had 1 renter who tried to pull the "you can't evict me card, so I'm not going to pay."  He learned real fast we had already studied the law (we're both licensed TX real estate brokers) and he didn't qualify.  We simply told him to pay or leave, and it was up to him.  He ended up becoming a fairly decent renter.  Some of them just need a little training.
