I don't see any plan to help renters
I see a lot of help for homeowners:
Ben "helicoper drops of money" buying every trashed out MBS and intervening on the long end of the bond to artificially drive interest rates down
Tax deduction of mortgage interest
Loan forgiveness not counted as icome on 1040
Tax credits for purchasing a home
"Cash for Caulkers"
I guess renters continue to get shafted.

Don't worry DUmmy everyone is getting shafted by all this spending. Some folks just get kissed before they get screwed is all.

7. Renters are very disrespected in this economy
and no effort is made to control rents or assert tenant rights in most places. Seattle is not the least bit of a friendly place for renters. In-city rents are horrendous. And it's not just residences. Business rents have skyrocked so much that many small businesses have just called it quits.
Good God man, is there any part of life that DUmmies do not want the govt controlling? Let's just eliminate the middle man and make out your rent checks directly to Obama.

Morons.

:mental:

Want cheaper rent, move somewhere else. There are more apartments in my city than there are people to live in them.
-
The DUmmies is most likely in Section 8 property already.
-
I don't know about other places but here property taxes on a rental house (or second home) is almost double what it is on your home of same value...... :fuelfire:
-
Yo DUmass. When home owners get breaks that helps the renters who are living in the homes. If my taxes/insurance/maintenance/etc... stay low then I can keep my rents low. If that stuff gets hiked do you think I'M paying it?!

Guess why that is DUmbass?
Because the property taxes on said building are sky high.
Good God these people are dumber then a stick.

39. I commented to my wife just how screwed we'd be if we had to move.
We lost easy mobility the moment we bought.

42. Easy if you have the liquid assets to do so.
First time home owners seldom have more than the down payment on that first mortgage...I know we did.

43. yup but thats why its a long term plan and then at least your kids can have the options
Now I thought that was funny coming from the group who insists that Estate Taxes are a MUST to keep from building empires. Depending on where said DUmmie has bought this land it could very well qualify for estate taxes in the end. If the kiddos don't have the liquid cash to pay the estate taxes ..... what happens?!
LOL Stupid DUmmies.

Here I have a $50,000 Homestead Exemption on my primary residence. For any DUmmies reading this it means they knock 50K off the top of the value they appraise my home on for taxes. Then I pay taxes on the remainder. Rental or any homes not a residence can't get the Homestead and have to pay the 17.52 full nut.
You renters want help? Buy a house and get Unkle O's tax credit for first time buyers. That's what it's there for. But then again you buncha doomfocks would have to get responsible, get jobs and get off the gubbamint teat first.

Now here's a post that could qualify for one of the the dumbest posts on the internet!

20. I think renters should be able to write off rent on income taxes
Edited on Wed Dec-09-09 05:19 PM by taught_me_patience
after all businesses are able to do this as an expense of doing business. Owners are able to write off the interest payments, which is basically the "rent" from the bank
No shit. It actually posted that.

We all know that rent control has worked out so well in NYC. Unless you make serious cash good luck on getting a decent apartment that isn't infested with everything from Illegal aliens to something even Dr. McCoy on Star Trek couldn't stop.

Yep that too.

Yeah, great idea! Lets get the government involved with money on the table. Rents will surely go down then! <SarC>
Take a look at college tuition and healthcare Morons.

I was wrong. There can be dumber posters. I don't meat to offend anyone on this board that is a renter. Y'all have sharp minds but ..... From the posts I see over there; No wonder they are renters. They are too stupid to own a home.

36. And utility bills are either directly or indirectly paid, depending on the agreement.
The is relatively little difference except for who owns the equity, when one thinks about it.
Yeah. DUmass. You wanna explain that to me? How come I get the call at 10:00pm when something in one of my rent houses breaks (like I can do something about it at 10:00pm but that is for another thread) if there is no difference from the renter and the owner except equity?
These people are geniuses. I don't know why they are so poor!

8. If home ownership opens up, renters will be helped by decreased
demand for rentals - that means rents will go down.
A couple months ago when my apartment rent got a hike I considered trying to bargain it down, but researching current rents found it would cost more to move than to pay the rent hike; because people aren't buying, but have to live somewhere, rentals are less readily available and are more expensive - people used to paying 3k mortgages don't mind paying $1400 for rent, and that is driving rents up.
Now, with luck, people will start re-occupying those houses, making more rentals available, and landlords will have to start dropping rents to get people into them.
Wait a minute. That sounds like a free market. That can't be a workable solution.

it's a she?

No. They are like a group of 5 year olds that don't want to think on their own and want mommy and daddy to forever tell them when to wipe their ass.

yes. scary, huh?
Let me know when she shows up, GOBUCKS. I need the laugh.

It's like kindergarten. There should be a Nap Time, Snack Time, they will have a roof over their heads, and no responsibilities but to play with the other children.

I may just have to take the VRWC van up to Denver this weekend and check it out.

Most of the rental properties I have are for making profit. But I'll tell the DUmmies a secret. I have bought 2 houses with no intention of making a profit off the rent. I paid more for those than I would have for a rental property. I bought them because I'm speculating the market will turn in a few years then I'll sell them. On one of those homes I break even on the rent. On the other I lose about $100/month.
Why would I buy those? Because there are people who need a good rental property and I need someone to pay for my asset. They get a good deal now, I'll get a good deal a few years from now when I sell them and the person(s) who buy them will get a good deal because I will sell them below market value to move them quickly. It is a win, win, win situation but you would never convince a DUmmie of that. I am an evil landlord because I'm using other people's money to make my living. They will never acknowledge that I put out the first bit of money, took the risk and gave 2 other sets of people a good deal while doing it. All of this while employing; maintenance men, appliance repairmen, carpet cleaners, house cleaners, etc...

The last landlord I had when I rented a house had her own remodeling business and regular employees. Some of them lived in her properties and got a break on rent while they kept her houses in good working order. It benefited everyone... her crew had steady work during slow times and she didn't have to go searching for help when something broke.
That dude that pulled the dead snake from the HVAC vent deserved a Christmas bonus.

Where's that?

JUst take a short look at everything the Fed's have there fingers into, it's not a pretty sight. :thatsright:

I remember learning about the NYC rent control debacle at an early age, 7th grade or so. These unintended consequences made perfect sense to me. Why be a landlord? Do something else with it and skip the headaches. Pile on top of that New York's, and especially NYC's rules and tenant's rights, and you're looking at an unattractive business proposition. You'd have to go to law school to figure it out. I'm North Country, and I have problems as it is (with the last shitheads). These people decided they were tired of paying rent, so they just stopped and squatted.
Things are good now, though.

That's exactly why I decided to not buy rental property in MN. If there are kids involved, it's very difficult to evict... and good luck collecting back rent.

This is what gets me about the primitives.
The primitives decry the high crime, the non-existence of education, the high unemployment, the high taxes, the high costs of living, in the big cities.
But the primitives never never never decry the causes of all these things.
We know what it is, but let's make the lurking primitives try to think of what it is.

Quite frankly, I'm tired of trying to let these brain damaged cretins try and think of what anything is. While they get to figure it out, we get to carry the load.
Fug 'em, all of 'em.
They can have their crime infested shitholes, all I ask is that they stay there.

I wouldn't really have so much of a problem with them running the big shithole cities if they would build walls around them to keep everyone in and then assume full responsibility for providing all their own services, without draining money and resources from the rest of their state via State governement and the other 49 via the Feds. If they are so freakin' productive they shouldn't need the handouts.
