Economics / Canada's Housing Bubble Will Burst

Canadian home sales fell the most in five years last month. That didn’t stop an increase in prices, which were up 18 percent nationwide from a year earlier. When you consider that most houses are leveraged assets, this represents huge gains for homeowners.

While leverage can help boost performance on the way up, it becomes very dangerous on the way down. Leverage can turn even the best investments into poor ones when things go wrong, as losses are amplified. Equity can get wiped out pretty quickly on an overleveraged asset.

Canadian real estate has been on fire for years. The housing price data there has made the U.S. real estate market during the boom of the mid-2000s look mild.

Canada: Undersaved, Undiversified, And Unprepared For Mean Reversion
Apr. 27, 2017 1:19 PM ET
Danielle Park, CFA

Unfortunately, Canada is unprepared for the secular mean reversion that follows secular booms. Thanks to overconfidence and malinvestment in highly inefficient assets like the Alberta tar-sands, egregiously priced real estate, and non-productive consumer goods, Canada has now earned an extended rough patch in the payback period.

(break)

Home Capital shares ballooned with the household debt bubble into 2014 and have since lost 86% on revelations of widespread fraud and management cover-ups. This darling of the Canadian housing boom may well be a canary in the coal mine, reminding of what happens when excess leverage and reckless risk-taking become a national obsession.

"Canada Is In Serious Trouble" Again, And This Time It's For Real
by Tyler Durden Jul 13, 2017

Looks like Canada is in big trouble financially.

Canada recorded a government debt equivalent to 92.30 percent of the country's Gross Domestic Product in 2016.

The Canadian housing market is about to collapse, household debt continues to rise and Canadian banks are in trouble.

Stupid Rolling Stone thinks Justin Trudeau should be our president.  :rotf:

We MUST change our own narrative and admit that the problem lays with America's own innate blend of misogyny, racism, xenophobia, and homophobia.

Go for it! Keep clubbing decent and intelligent over the head with your fantasy images of what they "really" are! It worked wonders with Hilliary ... from the nation's POV.

1 Since that isn't the SF Bay Area, that means she's 2-4 months behind. That isn't, "Ooops! I forgot to write the check!" That's, "How long can I live here rent-free without getting evicted?!"
...

Looking at the details Tess linked as a sample of the Joplin rental market, it looks like Sis is 4 or 5 months behind in her rent. Like I said, that's staying rent-free until landlord manages to get Sis evicted. There are people who make that their lifestyle. They find a less than careful landlord, pay what is necessary to get in, never pay rent again, get evicted ... rinse & repeat.

on Crystal's begging page, she mentions a "Lawrence" but, from what they're all saying on FB, this pos is Crystal's "old man":

https://www.facebook.com/daveword?pnref=friends.search

something like Crystal drove to Texas to pick him up a few months ago, and she brought him back to Joplin. As usual, little of this makes sense, as in why any "slumlord" would let a tenant rack up 3k in back rent in the first place.

Amber's word that she's still in Tucson is not good enough - notice she was trying to manipulate the other dummies into looking up MO law for "her sister" when Amber lived in that state for 30+ years and ALL of the online sites put Amber back in MO, mostly at this address:

https://www.zillow.com/homedetails/803-S-Monroe-Ave-Joplin-MO-64801/113305524_zpid/

bet she's been there for six months

The FB age no existe -- perhaps he have doxxed after all? :)

She has also been told by a , in my opinion, slum lord, that 1 she is $3000 in back rent. He only takes 3 cash and gives no receipts. 2 Big kicker is no contract either.

2 Nothing unusual or sinister about that. State laws have provisions for such cases. It's called a month-to-month tenancy. The state laws assign rights and duties to landlords and tenants that aren't all that different, usually, from a written lease.

3 Chances are, this is the result of Sis having bounced a check or two. That's how burned landlords defend themselves from latex checks.
