I just collected my mail. My landlord just raised my rent by a $100 dollars a month due to the sinking economy. And she knows I can't pay it.

There are no rents for 1 bedroom apartments or even studios for less than that in San Diego and I still have 7 years to go on the Section 8 housing list.


Edit for Error in date.

I confabulated the SS checks threat date with the rent increase, It's September 1st not Aug 1st.

Sorry I am so rattled lately that it's very easy to get confused right now.

You're looking for affordable housing in California?  Good luck.  Maybe you can move to Nevada.

My landlord has raised my rent by the same amount and more in the six years I've been here.  I will be moving.  Tough luck.

Keep paying your old rent until you're evicted.

That could buy you several months. It's a pain in the ass (and costly) for a landlord to evict in California.

at all. The woman could afford the condo, but she decided to take advantage of the California laws and stayed put for six months without ever paying rent.

Eff her. You're not her ATM that she can just hit up because she needs more money. There's no reason for rents to go up when property values and property taxes are going down. Pay her what you have been. Tell her "sorry, times are tough. If you have to evict me, I'll understand." As long as you're a steady payer, chances are she won't if she has any sense.


Eff her?!  Really??  You have no frickin' idea what this landlord has done for this person.  They may have been leasing this place to the DUmmie for $200/month below the market just to help out a human being.  I am a landlord.  We do these things.  Sometimes you have to stop eating the loss and raise the rent.

Having said that.  A couple of years ago I had to raise the rent on a guy who was in one of my houses.  He was paying about $200/month less than I could rent the home for.  I hadn't raised his rent in 5 years.

When I finally decided I had to raise his rent I went up $75/month.  He hit the roof.  He said there was no way in hell he was going to pay that and that I couldn't rent it out for that.  I told him I could rent it for $200/month more .... he didn't believe me.  He moved out.

One week later I had a new tenant paying $200/month more than he was.  Where he moved to to keep his rent level was a bad area and he was robbed within a month.

Heh.  No they do not.  Except my rent wasn't high.  He was just getting a very good deal and refused to believe it.  He was a great renter and I hated to see him go. 

He moved into a 3/2/2 I own (brick on a cul-de-sac) paying $650/month.  I now rent that place for $850/month.  I was taking his rent to $725.  I don't think going up $75.00 over a 5 year period was asking too much especially since my costs had increased by more than that.

I also am very touchy about the eviction thing right now.  I just evicted the first person I've ever had to evict in almost 12 years of doing real estate. 

I've asked some to move for non payment or other things and they've all moved because they knew they were wrong.  This gal strung me along for months.  She knew what she was doing.  She left loads and loads of shit in my house.  She also left food in BOTH of the refrigerators which spoiled when the electricity was shut off.  She damn near ruined my refrigerator, the other one was hers but she left it.

While we were cleaning the house I asked the constable "Since I know where she moved to .... can I deliver her stuff to her?"  He said he'd never heard of anyone doing that but he didn't see a legal problem with it.

I took everything I could see that looked like it had 'value' to it to her new place along with one really, REALLY nasty refrigerator.

I ran into a LOT of that when I lived in North Carolina.  I lived in a lot of shared/boarding housing there, mostly by North Carolina State.  Generally, a landlord has to give a 30-day notice for an eviction, but these people had stopped paying rent weeks and months before.  Some people would stay as long as six months before the sheriff showed up to send them on their way.  Some were decent enough to move out on their own peaceably.  I think the county clerk knew my landlord by sight.

$850 for a 3br is downright cheap, I don't care where you are.

We're renting out our second home for what it costs to cover the mortgage, taxes, and insurance.  We don't have to worry about the mortgage, and they get one hell of a deal on rent.  They told us recently to "Don't even think of selling the property."  They love it there so much.  I have to say, with tenants like that, we won't be selling any time soon.

I helped a tenant out (was a friend actually - retired military family) by charging less than what the mortgage actually was because I knew they couldn't afford it.    She had refused to work (teacher - major heavy duty entitlement-minded couple, whatever they could suck off the government they were signing up for it).  I told her from the beginning it was temporary and as soon as she went to work, I had to raise the rent.   She went back to work, I raised the rent $200, she lost her mind and moved. 

Didn't talk to her for about ten years after that.

Ugh.  In my property management days we had to legally give 3 months before we could start the eviction process.  We'd try to work with them when they got a month behind.  We weren't heartless bastards, but it was a business, not a charity.  The condition of some of the vacated apartments made me physically sick.

If I ever end up a landlord, I'm charging a double security deposit and demanding references.  My daughter had some money from her father's estate, she used it to buy a house (against my advice, because she still can't find a decent job and couldn't afford the utilities and taxes.)  She ended up renting it out for a couple years. After losing about $4000 because her last renter just "couldn't pay the whole" $600 every month, she managed to get it sold.  She lost $20,000 selling it.   :banghead: :banghead: :banghead:  But at least she didn't lose it to the county for taxes...or to weather damage because she couldn't afford insurance.  To me, it's unbelievable how much damage can be done to a house by someone who is already ripping you off on the rent!!  And it is a long, costly process to evict, I suppose I should be glad they decided to move before we had to go through all of that.   :thatsright:

I guess nobody ever heard of moving out a bit to lower rent areas, particularly in SD/LA, huh?

Of course, the real estate market in CA is so screwed up and it's so damn difficult to adhere to the plethora of rules, laws, and BS regulations that it drives up the cost of rental units because they're near 100 percent capacity (while homes sit empty).

Last place I rented in Huntington Beach before I bought the house--rent went up $250 in the two years we were there, and had we stayed it would have gone up another $150 more, meaning the RENT on a 2-BR apartment with a "family fun center" (read: noise factory) across the street and the 405 Freeway behind me would have been about $150 less than our mortgage on a 3BR house.

Then again, a lot of that was due to the fact that about six months after we moved in, they went to Section 8 and the place went to shit.  Welfare leeches not paying shit, and those few of us who weren't on it were paying the difference.

I'm surprised....you're in Kansas.......over here in Missouri, it's a breeze, 30 days and the Sheriff tosses them out.  You just need to file in small claims court for an eviction notice (for non payment).  Costs $15 to file in this county, and the eviction notice is accompanied by a Court judgement for the past-due rent.  Tape the notice to the front door, and just wait until the balance of the thirty days are up.  If they aren't gone before that date, a phone call instantly brings the deputy, and the stuff gets placed out in the street.

Further in this state God help them if they give you (intentionally) a bad check......the first one is a misdemeanor, with a stiff fine, but the second (to the same party) is a felony, with 90-days in jail.

Total investment: $15, an hour in court, and a 30-day wait.

I believe that I read once that New York City is the worst......especially "rent controlled" apartments.  People can live in them for years without paying the rent before the legal hurdles for eviction finally grind to a conclusion.
