DUmmy dealing with deadbeat tenant

So how to approach friend who you are helping out....

Her family was renting a place that had major issues with drains not working, and other sanitary issues. We have a home we are going to relocate into, but need a year and a half or so before job stability and last parent dying make that possible. So we offered to rent to them for 2 years for quite a bit less than we could get from strangers- we gave them 10 days free rent at first. Then they were late the next month, haven't paid the electric bill yet (she told me last Monday she was going to the bank to pay it the next day) and are 8 days late already this month.....I am beginning to feel taken advantage of.
 
Any suggestions how to approach this?

I don't understand what the deal is.  Why not let them just stay in it for free?!  You're not using it, share some of the wealth.

I hope the DUmmie's house is in one of the real Liberal hell-holes, if it is the idiot will never see the inside of that house until the freeloader gets bored with living there...and will end up having to pay the utility bills for the 'Tenant' on top of that.

Or the drains not working properly, as all of the pipe that they could sell as scrap are gone and the pipes they can't sell, well, they're probably stuffed full of crap.

When the owners of the home start getting a belly full and start making demands ... well, that's when the 'renters' get pissed at you and do stuff like; pour concrete down the toilets and shower drains. 

We have a lot of homes around here on concrete slabs and I know an owner that that happened to.  Renter was pissed because landlord would like to have the rent that was owed SO, concrete was poured down the drains.

Yup, true story.

It turns out she had a tooth become abcessed, which made her sick and had to be cut out without insurance, so she had to pat upfront- her face blew up and she couldn't work for about a week total....so, she's been picking up some extra work, is paying half of everything this week, the rest within 10 days (let's hope) anyway.

I told her I understand things like that can happen to anyone- just keep me in the loop. She said she was embarrassed and thanked me for the kindness and grace....good grief!

Some may recall the pitiful, gullible DUmmy stevenumbers's famous first date.

He was so smitten he spent the evening wondering if he should get medical attention for an erection lasting more than four hours.

Though they'd just met, he was debating with himself how many children they would have.

Then at the critical moment, as they arrived at her house, she refused even a goodnight kiss, claiming to be suffering from a cold sore.

He posted this at the DUmp and moaned about what bad luck it was.

He was never able to find a time when she was available for a second date.
