As many of you know I will be leaving Colorado for active duty army training at Ft Sam Houston Texas on May 16th. Over 2 months ago when I found out I told my landlord and reminded him of the fact that our lease expired at the end of July and needless to say I wuld not be around to relocate the kids and basset hound. I asked if we could extend the lease or if he needed us to move early. He said not to worry he and his wife would never leave us in the lurch.

April 29th the ****tard calls to say he won't be extending the lease because he and his wife feel economically obligated to sell the house with the market being so depressed lately. You mean sell a house when the market isn't selling??? Idiots. And to think he's an engineer and she's a college professor.

Anyway, everybody signs leases on the 1st of every month it being the 29th he's done worse than leave me in the aforementioned lurch; he's all but left my family under a bridge in a Maytag box.

I suppose I could have curled up into a ball, cried and voted for a democrat but that just strikes me as unseemly. I have nursed my credit for over a decade now. I've avoided plastic money like the leporous filth it is. It turns out my scores are in the low 720's. I've got an upper credit limit of over $40k with only $8k used. The only derogatories are 2 items that were paid-off well over 2 years ago.

Damn! I'm in better shape than I thought.

So I looked at houses in my price range Friday night, called a realtor Saturday and looked at houses on Sunday. After REALLY liking the 1st property I saw (I checked out 8 others just to be sure) I made an offer on Monday and the sellers and I went under contract on Tuesday. I submitted my loan application Tuesday and when I came home yesterday the broker called to say I was approved at 5% down rather than the 3% I applied at. Bravo-Foxtrot-Delta, I have over $15k saved up so 5% on a $118k propterty is piffle. The final monthly payment is $160/month LESS than I'm paying in rent. We're set to close next week.

I now own a 5-2 split level with a basement on a .25 acre corner lot next with public abuttment in a very nice neighborhood that has no place to go but up.

EDIT - It's also why I haven't been around much lately. All this--and actually moving--in addition to 12 to 16 hour work days.

This is a great time for first time home buyers. I know of a few other people who have made out like bandits in a buyer's market.

That's great man!  My first house back in '74 was around that much and it was a great place.  The first one is always the best!
