we are thinking about selling our home and buying a cool condo downtown
our home is nice and big 4 bedrooms 2 "living rooms" 3 bath
but we both work close to downtown. The hubs doesn't drive in the big city and we are both tired of the up-keep yard ect. This area would give us access to both our work and play without driving a lot for either one of us. Additionally, the hubs could still enjoy life after I am gone should I die before him.
We have been here 15 years. During that time, we have helped others by letting them stay when they had no place else to go and now that everyone is settled, we want some fun and think this just might be the ticket.
We attended a "concert in the park" sponsored by the condo company and toured them. Think we are going to put in a bid.
We are excited, but anxious because of the housing market. Our neighborhood is pretty solid, tho, and in the 15 years we have been here, only 3 homes in our area have been for sale and they sell pretty quickly.
There are a lot of things to consider. We have two boxers a 2 year old and a 4 month old. I would have to sell my piano and organ and just get a nice keyboard. The hubs is a HAM and would have to figure out some kind of antenna since he won't have his tower.

I am also a bit nervous about having "neighbors" on the other side of the wall. I don't like to worry about fire or what they might do that could affect us.
I also worry about not being able to open the back door and just letting our dogs run inside our fenced back yard. It would be quite an adjustment

She's just bragging about how much money she has again. Did you see the listings for some of those condos? I saw the prices go up to $777,000. Sorry, but I would not spend that much money on a 2 bedroom condo. I'd buy myself a large house with a ton of land for that much money.

our home is pretty much paid for so the equity of the sale would knock down the price of the condo
That, however, is another issue. Not having a house payment is pretty sweet and this would put us back into the situation of making payments. We can do it easily (unless the Crohn's makes it impossible for me to work)
we also have a lot of "stuff" so we would have to consider that as well. It is a big decision but we both love downtown.

because our basement is fully finished as well, we would be giving up a lot of space
We have also had my side of the family for Christmas since we have been in our home. I don't think it would be possible if we got the condo but after 15 years, maybe it is time for my brothers or sisters to do the honors.

14. Better read the condo owners rules carefully before jumping
They usually don't allow antennas.
The hubs had better be prepared to look for a different hobby other than amateur radio like playing checkers or something.
Bet they don't allow dogs either so you had better start looking for a new home for the Boxers.
And the people trying to sell the condos will lie about this stuff too. They will tell you, "Oh sure, dogs and antennas will be alright.", just to make the sale.
After you get moved in you will find out the agent was lying through his/her teeth.
Been down this road before so I am speaking from experience.

The website says the condos are only 50% sold. That means this is another of those condo developments that was under construction when the jug-eared real estate collapse hit. Anyone who pays $750K will have a nice $200K apartment after the bankruptcy trustee conducts a fire sale on the remaining units.
Anyway, Pam is still a pathological liar. If they can that sell that little split level they live in now they'll have around $75K, minus their mortgage balance, as a down payment on their $750K apartment. So, can a worker at the school board's juvie prison and a city IT guy handle payments on a $675K mortgage?
Not unless the foul-mouthed Grandma Bonnie left them a fortune.

What amazes me about this woman is that she has put enough personal info on the net through her attempts at bragging over the years that anyone could probably go to the county tax website for her area and find out just how much she is lying about her "4 level" house with the "fully finished" basement.
Most county tax websites will tell you the square footage of the home, how many bedrooms and bathrooms, if the home has a basement how much of the basement is finished, and several other things. Most all of them will give you the appraised value of the home and when the home was purchased. Some will give you the estimated market value of the home. Some will also even allow you to pull up sketches or photos of the home.
My thoughts is this is just more attempts at bragging.
1) I have a house.
2) It's a "huge" "4 level" house.
3) It's paid for.
4) I'm so rich I'm looking at buying a condo.

The town has my house dead on. Lot size, square footage, everything. And sale price, assessed values, etc.
Again, I'd be very interested to see the comps in her area. No way in hell only three houses have sold in her neighborhood in the last 15 years.

They do boo-boo occasionally. I know several years back my parents' county had them owning half of the neighbors out buildings. In most cases though they are fairly accurate. Since a lot of county governments are hurting for money they are being more particular about making sure they catch any additions.

A $700,000 + condo in Wichita Kansas? Wichita? the median income was $44,000 in 2009, compare that to Mendham NJ, the median income in 2010 was a little over $119,000, and the highest price condo in Mendham is $599,900, Mendham is less then an hour outside of NYC, rich rich rich, and you're going to tell me a condo in Wichita is more then Mendham? sorry, something doesn't sound right.

And keep in mind, that's a ONE BR condo going for $750K. Even the 2BR/2BA with half the square footage are going for over $350K, plus HOA fees (be VERY surprised if it's less than $250-300/month.) That's not a small chunk of change.
So assuming she goes for the one at $350K even with a mortgage at 4 percent, 30 years, 80 percent LTV, etc., she's looking at a payment of just over $1300/month, not including HOA fees, taxes, or insurance. Total nut pushing 2000/month. IOW, more than I'm paying now.
And oh yeah--anyone here think that condo will appraise for that? Or that a bank will approve based on how long that place has been trying to sell those units, etc?

I haven't bothered to look up that information, but it would be simple since she lives on Greenbriar Lane in Wichita and her husband has a ham radio license, which means his address is a matter of public record. Check her out on Google Earth. Not exactly a gated community.

I looked up that neighborhood on Zillow. While I grant you that they can be pretty inaccurate sometimes, they're not THAT inaccurate.
Even if they own their house free and clear, they wouldn't even have enough cash from the sale of the home for a down payment on a $350K condo.

The thing I found funny about all of this is the promotional video of those condos were whiter than Obama's Chicago campaign team, and Elizabeth Warren's as well (at least they each had 1 person of color).

She's very well off and is a fraud. At least i have more respect for someone with no assets and low income wanting the government to help them. At least they have reason to worry about how they are going to make it day to day. Ahh. I'm no Pam efficianado Are there two greenbrier lanes because I only found the one and while I found nothing for sale on that street there were 2 pages of listings within a mile. Either way why does. Someone looking at the condos she is cry that she can't afford her 'c' treatments. She's still a fraud whose real intention is to maintain her lifestyle rather than pay for anything except her own luxuries and conveniences.

Okay, you forced me to do it. Look up "hubs" (a more revolting term than y***y) in the FCC amateur radio licenses for Wichita. You'll have an exact address.
Then plug that into Google Earth and you'll see the neighborhood.
Then go to street view and turn around until you're looking straight at Pammie's house from the street.
It's far grimmer than I thought it would be. Pam and Mark are gonna have a big problem with that $700K apartment.
Considering what a depressed town Wichita is, I don't see how that little crackerbox they live in could go for $100K.
She has four levels if she counts the basement, attic, and rooftop.

Not a bouncy here. I bought my home 18 years ago and moved it onto leased land, called by some a Trailer park, mine has 3/4 acre of land. True I was the first to buy into the Park and some of the new comers have about 1/4 acre. Back then the price for a double wide home was from $80,000 to a triple wide at $150,000.
So, a few years after we moved in a snobby coworker was bragging about buying a Condo with about the sq. feet of my home for around $175,000 bucks. She looked down on me as I lived on leased land, and had to pay land rent each month.
Her HOA fee was about $150 a month my land rent was at $100 back then. My taxes a year ran at $1,400 a year as we did not own the land and we are a Donner town. Her taxes were at $3000 a year.
As the years went by her HOA fees kept going up to pay for a neighbors roof or what ever, her taxes went up and up. My land rent also went up slowly by $25.00 every 2 years until today when the land rent is at $350.00 a month and taxes at perhaps $600 more a year.
Her HOA is now at $550 a month her taxes at close to $5,000 a year. She has no land to plant a garden, no deck and cannot have have a dog . She had to get permission to fly the American flag and on holidays only allowed a small wreath on the front door, no outside lights.
Rules, cars have to be in the garage after 9 pm. and as this is a Hollie poly gated neighborhood all visitors checked in at the front gate. One cannot be in the neighborhood and decide to just drop in on them, in order to visit one has to identify themselves to strangers and have their licence plate recorded --time one enters and time one exits .
Now when she bought into the condo few of these rules were part of the sale, only as years went by did the HOA begin to enact the rules. She found that since there was a HOA she was not Grandfathered in as I am.
She bought a high priced place to eat and sleep, she looks down on ME yet I am free to do most anything I wish, no HOA to tell me how to live, I am free to do as per the rules when I first moved in regardless of the changes in the rules others have to follow when they moved in after I did. I am by law grand fathered in.
Best part is with a double wide when I can afford to buy my own land, I can have the home taken apart and moved to the land the same way it was brought in.
My snobby friend has had her condo on the market for 2 years and it will not sell for what she paid for it with the HOA and taxes added in.
Never, never pay good money for a home only to have strangers tell you where you can plant a tree or rose bush. The day comes when I have to ask permission to fly the American flag or put up Christmass lights is the day I will live in a tent.

Not saying this is true for everyone, but the people I know who have 1 bedroom condos around here? those condos all come with a small den, it's not considered a bedroom because it doesn't have a closet, but the people I know who live in them use those rooms as computer rooms.

20 years ago I owned a tri-level house and you could say it had four levels but they weren't on top of each other. I had a basement, a family room level, a living room/kitchen level, and then a bedroom level. It was a small house.

She probably posted that on purpose because neither she nor her husband are smart enough to figure out the finances of taking a mortgage out in that amount. She needed someone else to figure out the math for her.

Again, I think some non me person should take up a collection for PAM, I will support her, except for financially. I will support her in almost every other way, though.
