I have a niece and her welfare boyfriend who pride themselves as gangsters. 25 years ago me and their father picked up on some land in the woods. Actually I found the land thru my job talking to a customer. I paid the back taxes and the land was mine so me and my BIL built a hunting cabin on it. Now his daughter and her scumbag BF who I bailed out years ago for the tune of $4000. Its a long story! Anyway I I bailed them out B4 and now my BIL gives them the keys to the cabin and they think they are going to live there! With out notice to me who has been paying the taxes on the land for the past 20 years! I know the issue is with me and him but I find that hard to swallow as he is a disabled Vietnam vet! Damn what do I do? I can't have these scumbags mooching off me to the big E! I am planning to go up commando on monday and puttin the fear of God in these assholes!

Whoa! Don't go off on them, leave it be for now as you consult your attorney and determine how best to proceed.
Whose name is on the deed, only yours? If so I would throw them out on their ear immediately. If not then see what your lawyer says. Can you document that you alone have payed the taxes all these years? That may help to give you some legal standing if you have payed and your BIL has not. Again, see a good lawyer.

I wouldn't go up there and confront them though, "the squeaky wheel gets the grease" as they say and likely it will be you who gets the sh!t end of the stick handed to him.

Had a similar situation years ago at the family hunting camp. My ex's cousins are hippies. They weren't living up there but I did happen upon a field of about 100 pot plants that they had scattered through an area of small pine trees. I told their dad, my ex's Uncle about it. That very day he closed up shop (runs an automotive service station), hooked up the flatbed to his truck with his Ford tractor and brush hog on it and made the two hour drive to take care of business. If marijuana is found growing on your land the feds can seize your property, I'm not kidding and neither are the feds.

Yeah good advice but sad! I have bailed these asshats out and got nothing but grief before. No!  Monday I go up commando and throw their ass out at gunpoint! I may be in jail! Oh well won't be the first time!

These douchenozzle hippies are all the same. They've got nothing to lose. It will be YOU who winds up in the pokey.

You will wind up having your pistol permit yanked at best and stand to be facing felonies at worst. They will come out smelling like a rose. I know it sucks but don't take the hit on their account.

Legally the ball is likely in your court right now, IF YOU DON'T BLOW IT.

Go and get that lawyer and steer clear of the place.

Yeah that.  It varies from district to district, but some US Attorneys are super-aggressive about this, and ditto for local authorities who get a cut from forfeitures if they are involved in the bust.  And stupid dirtbags always get busted, sooner or later.

The way the drug forfeiture law works, there really is not any due process in it, the property owner is just screwed, and it is all on them to try to take it to court to get the property BACK, you don't get a hearing before you lose it.  Chances of getting it back in court range from low to zero.

It's all down to whose name is on the deed.  If it's just you, you're in pretty good shape, though it will mean a very unpleasant come-to-Jesus meeting with your BIL and you may end up having to buy him out on the cabin.  If it's both of you, there isn't much you can do about it, though one of you buying out the other is probably the best bet there.

Exactly, southern neighbor.  Chill out a tad.  The ball is sitting in your side of the court, but you can smack it out of bounds in a heartbeat.  Talk to your lawyer--FIRST.  Then, follow that advice to the letter.

Unless the property is in your name alone, best that you consult with a lawyer first, but definitely get them out of there ASAP.

I don't know the laws regarding squatter's rights in your state, but if they live there past a certain amount of time with no legal action, then you're REALLY in for a fight.

My suggestion is that if you're able, buy your BIL out, which will make removing them that much easier.  Even if you just buy the half for $1 and change the name to yours alone and agree to pay your BIL "rent" until his half is paid, it beats going up there guns blazing.

Just because you CAN do something, doesn't mean you SHOULD.

I betcha everyone of us has a story about blood kin taking us or others in the family for their eye teeth.

Question here is who actually owns the land the Cabin is on, is there a deed to the land????

The Cabin is of no import, it is the land and a clear title of ownership. 

Me as a Yankee and stingy as hell am trying to put my self in your position.   Lawyers cost the earth, so I would go to a PI and pay them $250.00 to check out the past of the people living in your home.    Find any warrents open on them, child support missed payments, ----Most likely you will find something to drop a dime on them.

If they have children in the cabin, call CPS on them. They have any kind of pet call the SPCA.

All kinds of stuff one can do without violence to get them to move. It takes much brain power to find a non violent way to solve your problem.     Be smarter then them and give them a reason to move.

Had a chat with BIL and all is good for now. I went up and took my generator so its mighty uncomfotable up there in the hot summer. They are gone.

For your future protection, since your name is the only actual name on the deed.....I'd download a "Quit Claim Deed" form from the internet, print it, fill it out to remove the "and others", and take it to the county courthouse and record it.  Then you are the undisputed owner of the property.

After perfecting the deed:

If the property has been in your family for some time, I'd call a surveyor and get a current survey done.......instruct the surveyor to install permanent painted steel elevated markers........then walk the property to make certain that neighbors haven't made any encroachments.  When that's completed, I'd "post it".

That wouldn't necessarily clean it up.  You need to talk to a lawyer licensed and practicing in your own state on cleaning up the title, it shouldn't be terribly complex or expensive, but I expect at a minimum you need a QC from your BIL first to clean up any possible claims from his or his line.

And my own advice on the surveyor is to not mention any problems u are having because they see that as extra time and it will up your quote.
