Happy Weekend Cave Folk!
I made a Dutch Baby with dried blueberries and almond slivers for the family this morning.
Supposed to be near 80 today. I may dunk the Yak and get in a couple hours of paddling today.

Lots more rain expected here. We've had flooding all around us. I'm glad I live on high ground. If the rain stops tomorrow, I "get" to
mow bush-hog the yard and hopefully finish the framing for the barn roof.

Nice balmy day here, so I went over to the burrito stand for lunch, they are so good they are addictive so I ration myself to 2 a month.

Cool enough and dry enough the grass hasn't grown much, so I can blow that off. Town fair is this weekend. Windy and cool, with highs only getting to mid-60's and lows in the lower 40's. I might be working the poker room tonight, might not. Depends on if/when they call.
Extended shifts start Monday, yay!

Trying to do a report on a property, that's been put in a flood plain, for a short sale. Offer is $4000 less than what's owed and the bank is squawking..... :banghead: IT'S IN A FLOOD PLAIN!!! (just since FEMA redid flood plains after Katrina)...it's a cash offer....stupid bank needs to take the money and run......... :censored:
Sun is out after 5 days of rain....only temporary...rain due back in later today and tonight....
Having friends over tomorrow to watch Florida stomp TN's ass. :loser:....so I need to clean up a bit and figure out what to cook... food's important when your team is getting slaughtered.... :uhsure:

You would think banks would know when to hold out and when to take the money and run, to borrow your phrase.

Usually when I do these...the short sale offer is LOTS of thousands of dollars different from what is owed.
In this case...it's just OVER the amount due on the mortgage ...but the $4000 difference is what is owed on the flood insurance obtained by the bank. The flood insurance is 6 TIMES the value of the property!!!! One little corner of the foundation footer is LESS THAN AN INCH into the high water mark of the flood plain.
Since the buyer is a cash buyer, he won't be forced to purchase flood insurance.
The dwelling has about a 4' crawl above ground all around it. If there is ever a 4.5 foot flood in around the dwelling, then it could be an issue...but since there isn't a river anywhere near the house...if we get that kinda rain....Noah's gonna need to come back and get us.... ::)

Spent my morning making gourmet apples...apples dipped in caramel, then chocolate, then coverd with toppings and drizzled with more chocolate. Fund raiser for dance. And we are doing it twice this year. Yay.
Just baseball tonight. Game last night was cancelled.
Tomorrow I get to sell the apples we made today at the Apple Harvest Festival, and then watch football.
