Help! Has anyone ever had squatters take over your empty house before?
Squatters moved into my mother's old house last night.
They moved stuff in and changed the locks!
The police have been called, they said they'd come by
before 2:00, but it's 5:00 and they never showed.
The locksmith refused to re-key the house.
The house had been up for sale for about 6 months, and
the water and heat have not been shut off, so the heat
is CRANKING!
Any advice?

22. I've had to deal with it in a rental I was managing.
It was just some teenagers with a couple of sleeping bags, backpacks, pot and porn though. If they changed the locks it sounds like you've got a much more coordinated operation on your hands.
Do you have a community policing unit that just focuses on your specific neighborhood? I'd call them directly if you do. If not call the cops back and tell them you went to go check the situation out again and you smelled a funny, chemical smell. They'll be right over if you make it sound like they may be setting up a lab.

For farks sake. Why not just call fire station and report the house is on fire?!?! :loser:

If you own the house go tell the people you will ****ing shoot them in the ****ing face if they don't get the **** out. You are allowed to shoot people that break into your house. It's called self defense. Personally I would just kick the door in and let my dogs go at it. Those ****ers know that they have broken and entered into somebody's house.

Look, I am NOT trying to be an asswipe. go to GD and look at the number of DUers that are either homeless, or getting ready to be.
Are the people in your house really horrible criminals? Or is it just someone trying to get through the winter the only way possible?

Police removed them at about 9:00 last night.
The police had gone by the house around 5:30 and
told them (woman and two kids) :cry: that they
had no permission to be there.
She produced a "lease agreement" and said that
she had met with a "leasing agent" at the house
on Saturday and given him $850 for deposit, et.
al. and began moving stuff in on Sunday night.
Police said that the leasing agent and lease
were bogus and she would have to go. She said
OK...2 hours later she moved MORE STUFF into
the house.
By this time, my brother (he moved out of the
house last year) was at the neighbor's house.
He's a city EMT, so he called the cops and told
them that the "perps" if you will were in the
house and that he was going over alone if they
didn't get there. He had a buddy monitor the
ride calls so he knew when the police would arrive.
The police and my brother went into the house and
the woman started to take things out to her car.
Three TV's, multiple microwaves, junk ..NO BEDS.
My brother was nice to her, said she was as much as
a victim as he was...blah blah blah, but he believes
the WHOLE story is a scam.
Her SISTER is squatting in a foreclosed property
across the street, and the police couldn't evict her
because there is no one with standing complaining!
I told my mom to SELL at any price, because this could
happen again at any time. 2 years ago this house was
appraised at $140,000. Now she will be lucky to get
$50,000. for it.
My parents bought in in 1971 (I VERY WELL remember the
day)....we were moving UP from our old neighborhood.

Although they were a little tardy, three cheers for the Detroit
Police Department for the professional way they handled all parties
concerned.

Yep. This was a prime example of what is called "situation ethics," or IOW, the situation determines whether something is right or wrong.
For example, it's wrong to steal food from a grocery store. To someone who practices "situation ethics," if a rich person does it then it's a crime, but if a poor person does it then it's not a crime. The situation determines the ethics.
Granted, as a conservative I have more sympathy for a poor person who steals because they're hungry as opposed to a rich person who steals just to see with what they can get away. But the situation still demands the same ethics; it's wrong either way.
In this case, the squatters broke into the home of the mother of a fellow DUmmie, so you get comments like "Kick the door in and tell em to leave now or die now." If this was the home of the mother of a Freeper, you'd get comments like "They should be allowed to stay. What kind of hateful scum would kick them out? Besides, they voted for * so it's their fault this person is having to break into empty houses."

It sort of goes along with the attitude that it depends upon who does it, if it's right or wrong.
The Impeached One does "A," something that's either commendable or not, and it's all good.
George Bush does "A," and it's bad no matter what it is.

Okay, I been thru a few of these things. IF the "squatter" actually has an agreement on paper, it is going to take the home-owner at least 30 days in order to evict.
Even if! The agreement is bogus, the occupier is really not at fault! She took it in good faith the person she was dealing with was legit!
It is not her fault she dealt with a criminal! She still has due process. If she contacts a suit with a law degree, he/she could keep her in there for 6 months!
It sounds to me like she negotiated in good faith. It was the realtor or the management company who is at fault!

As many of you know, I sell foreclosures.
About a month or so ago, I was sent an email to watch out for squatters in the properties I had. This was an email that went out to all agents, across the country, who represent the properties managed by a particular lender.
Apparently it is quite an issue in some parts of the country.
I have not had any in mine, but I did do an interior on another agent's REO property a couple of weeks ago. I had been given the assignment about 3 weeks prior and expected the property to be vacant. When I called the agent to get permission to go in, she told me there were 2 smaller buildings on the property besides the main house....both had squatters in them. She had had the sheriff's officers out there twice but the property was not yet secure. I refused to go until they were completely and positively gone. I don't get paid enough doing an interior inspection to get mugged. It took 3 weeks before the ordering company told me it was safe to go in. I then called the agent and she too, said it was now safe. She also has the sheriff's department periodically checking on the property.
With so many vacant properties, homeless people-particularly women alone with children- are seeking shelter....away from the normal shelters where there are drunks, druggies, and creepy people. This was being discussed the other day on the local talk radio station that I was listening to while in the car.
Many REO properties will have utilities on in them. I usually find an excuse not to turn them on, but technically, the utilities are to be on. This time of year, they are winterized except in areas of the country where freezing pipes are not an issue.
Vacant resale properties will have utilities on, particularly in the winter to keep the pipes from freezing. Few resale properties will winterize, because of the cost, and also a buyer purchasing a resale will want to make sure all the utilities are properly functioning.
An REO property(foreclosure) is sold "as is-where is", no exceptions. A resale property(owner occupant or non-occupant) is usually sold with a property condition disclosure report and a home inspection is done by the potential buyer. An REO can have a home inspection done on it, but the lender will not fix the issues found on the report, and at least in my area, will not come off the price. The only one I have had come off the price, is when the heat pump was stolen after it was under contract to purchase. The lender reduced the price $2500 based on 3 estimates I got to replace the heat pump....the lender took the least one. Buyer wasn't happy, but he still purchased the property.

Unless the woman made up the document herself for cover. Her sister is squatting across the street after all, and I think this is what the police are thinking happened.
