Argh got a lowball house offer
We had an open house and it was busy - 14 groups came in. But only one offer so far - $440,000. That’s insulting - both the real estate agent and we think so. The for sale price is $525,000. I know the house isn’t in pristine condition - has been lived in since 2014 - but that offer was ridiculous. Will keep updating on sale progress.

That's a brilliant strategy with only one bid on the table. I think I know why you used to be an agent. I doubt you were very good at it.

7. If you're not under pressure to move and have the luxury of waiting for a better offer...
...counter with your asking price or some nominal price under. That's it. All they can do is walk away (if you're okay with that).

Court and mortgage company are expecting it, and we need a price far closer to my asking price to make decent money due to being so behind on the mortgage.
Keep holding out until the sheriff shows up at the front door with an eviction notice. That'll show 'em. Matt's getting ready to find out that it only takes a little bit of research to find out that he's essentially doing a foreclosure sale and, unless someone totally falls in love with the house, the bids are going to start low and stay low.

Assuming someone can afford the 20% down payment in this wonderful, healthy economy brought on by bidenomics even that $440,000 house at ~6% is a monthly payment of $2574/month not including the home insurance.
Since Brandon/Harris took office home purchasing has screeched to a halt.
$550,000 would be $2963/month.
And you want another 4 years of this. :banghead:

When I see stuff like this, I'm reminded of the old adage: A bird in the hand is worth two in the bush.
Of course, I keep forgetting we're discussing the parasitic class that has developed leeching and fleecing into an art form so I'm sure it knows better than I as to how to run a scam.

I have my doubts that most people get the asking price on their homes. When my parents' house went up for sale after mom passed away. The house was valued at about 180k for property taxes. We got about 143k for it after almost a year on the market in a small Iowa town in 2014. With todays economy and after the new owners had done some more work on the house that we as a family had wanted to do but didn't, I don't know if it would get the same price.

This makes no sense. For fundraising purposes, he needs to claim they had to let it go on the cheap and all the money went to pay off the mortgage lender, so they got nothing.

An offer is just that. An offer. If your real estate agent was insulted you need to fire that realtor. A realtors job is to take emotion out of it and give you your options. If you don’t counter then you’re wrong and getting poor advice.
If they’re behind on the mortgage then they don’t have time to be messing around or they’ll lose any thing they could have made. I’d have to question the realtor about their intention.
I’ve been a licensed broker for 20 years and own a real estate company.

If the house is being foreclosed on I don’t think it really matters what they get. If they are broke they just need to file for bankruptcy. It’s not like they have a lot to lose if you don’t have anything.

The photos showing an empty house is more proof he’s lying. They are obviously living somewhere else so he’s not telling the whole story.

I think it's because he's one of the many DUer's who claim to be participants in the Oppression Olympics. If you claim to be black, Hispanic, Asian (or some other POC), female, physically or mentally handicapped, gay, lesbian, transexual, poor, or basically anything other than a healthy white Christian heterosexual male with a job then you get a pass. Banning him would prove that they are homophobic or racist or sexist or ableist or some other -ist. Look at the leeway they give to posters like the SubwayKitty and Bobo the Hobo. Every time they go batshit insane over there it's excused because they're "special". So, if you're getting ready to launch a new mole remember to make sure they are black, lesbian, one-legged, suffering from PTSD due to an incident involving a white man and scraping by on SSI. That should make you bulletproof.

There are some people who take comfort in there being people more miserable than they are. Maybe some DU-folk are of this type. Then there are the sub-set of this type who make a hobby of trying to make others more miserable than they are. I think some DU-folk are of this sicker sort.
