I have heard that Zillow is NOT reliable. For our place, they've proved it.

I HATE, HATE, HATE Zillow and Trulia. Their data on the house is more often than not incorrect, they "forget" to remove a house that is no longer on the market when withdrawn or listing is expired.

The only thing I use them for is for one company, that instead of 3 current list properties, they want 3 rentals. Zillow and Trulia have rentals and will sometimes include when it went on the rental market, which the report requires. Craigslist can have the same one listed everyday, and it's very time source to use... not that it's any more accurate. ( I have a client who had a renter show up at his for sale by owner investment property, saying he had rented the house on Craigslist! My client ended up on TV on the local news warning people about being scammed on Craigslist housing. )

One of the companies I do reports for, their "clearinghouse" (first line of approval/disproval, after the new auto check system they have implemented) is to use Zillow or Trulia as a resource when they don't like my comps. I think they are even using them in the auto-check. I then have to go through EACH "comp" they have come up with, and explain why my choices are better. Some of them are just ridiculous! Unfortunately I cannot say.... "mine's better because I KNOW what I'm doing and I live HERE, not half way around the world from here!!!"

I have had clients, and have had other agents tell me they have too, got to their local Catholic bookstore and buy a small statue of St Joseph and bury it in the front yard or flower bed, with a prayer said for a quick sale.... and it worked.

You might try it. Like chicken soup, it can't hurt.

I don't know which is worse for a realtor. .. buyers who want to continue to look even though they have already made a decision or buyers who are not really buyers, but want to see what a house is like to see if they can get any ideas for their own house.

Both of them are not only wasting the agent's time, but it's sooooo unfair to a seller. Everytime a seller's home is shown, they get their hopes up that this "may be the one"... let alone the fact that they had to get the house all in "show" condition.  :banghead:

This a place we looked at in Wisconsin. My BIL talked to the people who bought it, and they are paying BIG TIME for not having it inspected. There is no drain tile anywhere around the house, and it will cost thousands to have it put in.

They found a pool of water in the crawl space about 6" deep, and seepage in the basement. When we were there, there was a bad odor throughout the house, and it was way bigger than what we were looking for. We have 1950 square feet now, and we want to step down; it had about 2500 square feet. The agent asked if we wanted to make an offer (they wanted $230,000) and I said that $185,000 would be the absolute maximum we'd even consider, but we didn't want it and needed to sell our place first so we'd have cash in hand. My BIL said the same thing - he saw from $180,000 to 185,000, and not a penny more.

My first house here, had similar problems. The builder not only resealed the outside walls of the basement, but redirected the neighbors drainage and constructed a swale between the two houses. A couple years later, after a month of heavy rains and a final deluge...we had worse problems. Ended up having french drains put into the basement floor (whole basement was finished and carpeted  :censored: ) on two sides, and a sump pump. $10,000 back in 1987! When I sold it in 2006, I had to pay $8000 more for B-Dry to seal it...because there were still issues...  :censored: :censored: :censored:

They had it inspected and the realtor wondered why the guy didn't charge them more than he did. Well, he obviously didn't do jack shit.

I didn't even go down into the basement. My wife did, and the smell was worse down there. The whole house stunk.
