Uh, what's your definition of "trash"?

My definition is where people let their property look like a junk yard.

And I thought I was the only person who had been there.  Dad worked a job there.  My cousins (by marriage) are from there.

And yeah, there ain't a whole lot there.

There are also great lake properties with no HOA agreements

No, I did not. I had said that Tennessee was pretty much out of the running because of the very high sales tax rate. Something's got to make up for no income tax, so they target consumption. That's okay, but as we won't have a helluva lot of regular income to tax anyway, the lack of an income tax in TN isn't a big sell item.

Plus the Hall Tax of 6% on interest and dividends over $1250.

When it's time to buy our next house, however, I want YOU as our agent! So much to know about short sales, etc., I can't wrap my head around all that stuff.

When it's time, we can discuss your commission.....

I know the sales tax is bad, but after coming from VA and NC, the cost of housing and utilities was so much less, it doesn't seem so bad.

Georgia's sales tax is only 4%, but I note in Augusta they've upped it another 4% to 8% total. That's ridiculous. Still looking for that tax haven....Maybe Belize or Harlingen, TX -- nah, too close to f'n hurricanes. Still looking....

The only thing worth keeping on that drug-infested, criminal-owned, and shit-heel island are the Canada geese that fly over and shit on it in mid-flight.

Sea, take another look above. AFTER retirement. That is, my 2nd retirement.
I knew you retired from the military, and , but I wasn't sure, if you were still employed, or retired. Not knowing your ages, as i am not good at guessing ages.  A friend of mine wanted me to move to KY, near Ft Knox. I just couldn't see moving away from my family just for one friend, especially as Deano was so ill. My parents, being 74 and 71, aren't spring chickens anymore(gosh, don't tell them I said that!!_). Don't get me wrong, I love her dearly, but still. At least if I had moved to TX, there's many of you around...

Still not sure, about Carl, where he wants to live after he retires, from the army in December...

I didn't do a very good job of defining "white trash"

Let me just rephrase that as "trash"

It has nothing to do with income although they sometimes run parallel.

To me, "trash" is drug addicted, thuggy, wanna-be gangsta, criminal minded, primitive minded cretin with low moral standing. Aka the Dem base.

As far as trashy people, we have the same problems every large city has.  I understand your desire to avoid illiterate thugs, meth heads, and Obama voters.  You can't really go wrong with Williamson County if you can afford it.

Brentwood, TN is about as close to perfection I've seen... including some of the property outside of town North of Franklin and west of Brentwood.

You are correct in not considering Wyoming.  Even for the very wealthy, their barns are bigger than their houses, and not in pristine shape.  And they drive old, old vehicles.  Ratty old things.

Also, the cities there can hardly be called that.  60,000 tops?  Pretty soon you know everyone and "familiarity breeds contempt."

I LOVE the Rocky Mountain West...

But I've spent very little time there.

I retired from the Army almost 19 years ago, but there's no way I could have permanently retired. (Retirement check is good, but it ain't THAT good.) So, I started a 2nd career after my Army career and I'm within a few years of finishing THAT one.

That is if I don't croak first.  :hyper:

We have many Dem voters here (complete with the entitlement mindset) and in Montana in both the farming communities and with the reservations.  Also have gansta's on the rezes, and they don't just sit there.

May I suggest central Colorado.  Basalt, Carbondale, Glenwood Springs.  Those three towns on Hwy 82 may be more to your liking.  Close to I-70 if you need access to a major city, close to Aspen if you need some excessive cultural input, low on trash factor.

Your opinion carries great influence !
There were only two options for gender. At last count there are at least 12, according to libs. By that standard, I'm a male lesbian.
